Let us introduce ourselves! Crosstown Properties is an Austin,TX property management company family owned and operated since 2004. Property Manager, broker, and owner Jim Wilson has since built a close-knit team of professionals here to offer you years of experience and expertise. Here’s a bit about us:

What type of rental properties do we manage?
We specialize in single family homes in and around the Austin Texas area. We are not currently accepting management of 4-plexes or apartments, although we will consider select, quality condos and duplexes in some areas.

What areas do we handle?
Our Property Management service area is roughly North to Round Rock, Northwest through Cedar Park up to Leander, West out to the Lakeway/620 area, Southwest to Oak Hill and into the eastern part of Dripping Springs, South to Buda and Kyle, and the central east Austin neighborhoods.

How do we qualify tenants?
Owners – This is the most important aspect of the successful management of rental properties. We screen prospective tenants very thoroughly through our in-house application processing system. This includes a FICO credit score through the Experian credit reporting service, a detailed rental history obtained by personally contacting the applicant’s previous landlord, criminal record search to certify no criminal record, and verification of employment with 3x the rent in gross monthly income.

Prospective tenants – take a look at our Homes For Rent and if one suits the area and price range you are looking for, contact the agent on the listing. They will send you the specific Rental Qualifications and Application procedure to pre-qualify you. This saves us all a lot of time and effort.

How do we handle maintenance requests?
Tenants fill out our online Tenant Repair Form on our website. After we receive a repair request, the Property Manager may contact the tenant and ask them questions which will help us determine the exact nature of the problem before sending a service technician.

We also make sure it is not something the tenant can fix themselves (ex: reset button on the disposal, tripped breaker). This attention to detail saves time for our tenants and money for our owners.

After determining that it is a legitimate problem, we will send the appropriate service vendor to make the repair. We are able to handle most repair requests within 1 to 3 working days. Comfort items such as Air conditioning, no hot water or heat receive highest priority and are usually attended to the same or next business day while emergency concerns such as a gas smell are attended to immediately.
